Terms of Service
Last updated:
These Terms of Service ("Terms") govern your use of ScreenPorchBuilder.com ("the site," "we," "our," or "us"), operated by Burch Contracting (C. Scott Burch). By accessing or using this site, you agree to these Terms.
Ownership disclosure. Burch Contracting, which operates this site, is a screened porch contractor. It also runs the Screen Porch Builders directory at pros.screenporchbuilder.com, the contractor directory this site links into, and is listed in that directory alongside the companies it competes with. Contractors pay to be listed in that directory. Homeowners search free, and no contractor — including one affiliated with the operator — can purchase editorial placement or a higher ranking on this site.
1. Website Use
ScreenPorchBuilder.com is an informational guide for homeowners considering a screened porch, patio enclosure, three-season room, rescreening or porch repair, together with a directory referral tool for finding contractors. The site itself does not perform construction work, bid projects, or act as a contractor.
You agree not to use this site for any unlawful purpose, to attempt to gain unauthorized access to any part of the site, or to interfere with the site's normal operation.
2. Estimates and Pricing Information
All cost estimates, price ranges, and figures shown on this website — including those generated by the cost calculator — are planning ranges only. They are based on current Upstate SC market conditions and are not contractual offers or binding quotes.
Actual project pricing depends on site-specific conditions including lot access, foundation condition, roof attachment requirements, material availability, regional labor rates, and permit fees. Binding pricing comes only from a written, signed estimate issued by a licensed contractor you engage directly. Nothing on this site is an offer, a quote, or a contract.
3. What This Site Provides
This site provides published guidance (cost ranges, materials comparisons, permit information, hiring checklists) and a contractor-finder tool that links by ZIP code into the Screen Porch Builders directory, which we also operate. It does not employ, supervise, vet, bond or insure any contractor listed there, and it is not the contractor of record on any project.
Any contract for construction work is solely between you and the contractor you engage. You are responsible for verifying licensing, insurance, references and bids before entering into any agreement.
4. Permit Responsibility
Screened porches and patio enclosures are permitted structures in most U.S. jurisdictions. Permit filing is normally the responsibility of the licensed contractor you engage, and you should confirm that in writing before work begins. Final permit approval rests with the relevant building department and is not guaranteed by this site or its operator.
5. Accuracy of Information
We make reasonable efforts to keep the pricing, timeline, and regulatory information on this site accurate and current. However, building codes, permit fees, and material costs change constantly and vary by jurisdiction. Always confirm current details with your local building department and a licensed contractor in your area before making project decisions.
We update this site's pricing information seasonally. The last update date is noted in the relevant sections of the site.
6. Links and the Screen Porch Builders Directory
This site may contain links to third-party websites (BurchContracting.com, Web3Forms, Google, etc.). We are not responsible for the content or privacy practices of those sites.
Listings the /contractors finder links to are published in the Screen Porch Builders directory at pros.screenporchbuilder.com, which we operate alongside this site and where contractors pay to be listed. Anything you do there is also governed by the directory's terms of use. We do not vet, endorse, employ or supervise the companies listed there, we are not the contractor of record on any work they perform, and we are not a party to any contract you enter into with them. Verify any contractor’s license and insurance yourself and get a written local bid before signing.
7. Intellectual Property
All content on ScreenPorchBuilder.com — including text, images, and design — is the property of the site operator and may not be reproduced without written permission.
8. Limitation of Liability
To the maximum extent permitted by South Carolina law, the site operator is not liable for any indirect, incidental, or consequential damages arising from your use of this website, from reliance on information contained herein, or from any dealings with a contractor found through the directory. Our liability for any claim arising from use of this website is limited to $100.
9. Governing Law
These Terms are governed by the laws of the State of South Carolina. Any disputes shall be resolved in the courts of Laurens County, South Carolina.
10. Changes to Terms
We may update these Terms at any time. The "last updated" date at the top reflects the most recent revision. Continued use of the site constitutes acceptance of the updated Terms.
